Almost 400 new homes approved for former industrial site in Sheepscar
Companies behind plans for 371 homes at Hilltop Works in Sheepscar agreed to make around £1.5m in financial contributions.
Hundreds of homes can be built on a former industrial site after an agreement was reached between the council and developers.
Companies behind plans for 371 homes at Hilltop Works in Sheepscar agreed to make around £1.5m in financial contributions.
The cash will pay for improvements to transport links and public spaces after planning permission was given by Leeds City Council.
Option Two Development and Domus UK applied to demolish existing buildings and redevelop the site on Buslingthorpe Lane.
A planning report said: “The site and buildings are in a very poor state of repair and have not been in beneficial use for a number of years.
“Over the passage of time the site has also been subject to discussions concerning a number of development proposals, none of which have been delivered.”
The cash contributions include £898,000 towards improvements to the nearby A61 Scott Hall Road.
Some £32,000 will pay for an e-bike docking station and a bus shelter will be upgraded with a further £13,000 as part of the deal.
The contributions had to be made under a Section 106 legal agreement after permission for the scheme was first agreed by a plans panel in April 2024.
Final approval of the scheme was issued in a decision notice on November 12.
Apartment blocks of up to ten storeys will be built at the site, a former tannery.
After plans were first submitted, objections were raised over the impact on nearby homes and the loss of a historic site.
One objection said: “Hilltop Works is one of the last buildings of its kind in this area and hundreds of years of history will be lost if it is flattened.”
Historic England was among organisations which objected on heritage grounds.
But the council decided the benefits of the scheme, including the need for new homes, outweighed the concerns raised.
