Part of a building has collapsed after an explosion near the Overgate Shopping Centre in Dundee.
The incident at the electricity sub-station happened shortly before 11am.
Emergency services have largely left the scene and there are no reports of any injuries.
Liz O'Carroll, who works next door to the blast, said: "We were in our team meeting when it happened and suddenly the lights all flickered out and we weren't quite sure what was happening.
"I've just come to get some lunch and I've seen the devastation - it's quite significant.
It's a concern, especially as we're next door to it and what that impact might be on our own building as well."
A Police Scotland spokesperson told Tay news: "Around 10.45am on Wednesday, 26 February, 2025, we were called to an electrical substation on North Lindsay Street, Dundee where a wall of the building has been damaged."
"No one has been injured and officers are working with partner agencies.
" Local roads remain open."
SSEN workers are at the site of the blast and are working to make the area safe.
No employees were working in the building at the time and SSEN says network supplies are secure and that no customers are currently without power.
But, SSEN says some people may have noticed a dip in voltage as the network was re-routed.
An SSEN spokesperson said: “We are responding to an incident at a substation adjacent to Overgate Shopping Centre in Dundee, where a significant equipment failure has taken place.
"The network was disconnected automatically to make supplies safe, and teams are on site to support relevant authorities.
"An urgent investigation into the cause is now underway.”
The Overgate Shopping Centre remains open as usual.
