Developers want to build 255 homes and 90 apartments on a site on the edge of Aylsham
The site of a derelict hotel which closed more than five years ago could become part of a new housing estate of almost 350 properties.
Developers want to build 255 homes and 90 ‘extra care’ apartments on a 31-acre site on the edge of Aylsham.
The land, next to Norwich Road, is mainly made up of farmland as well as the former Aylsham Lodge Hotel, which closed in 2017.
The extra care development will be a purpose-built scheme providing communal and support facilities for people aged over 55.
Along with the homes, Saffron Housing and Norfolk Homes, the companies behind the plans, want to set aside land for a “sustainable transport hub” and public open space.
The transport hub will be operated by the town council.
Under the plans, if it is not operational by 2038 the land will be used for housing.
While the exact details of the hub have not been given, possibilities include a park-and-ride or park-and-cycle facility.
In a planning application submitted to Broadland District Council (BDC), the developers said the homes are all expected to be two-storey, with a mix of one, two, three and four bedrooms.
In total, 33% of the development will be classed as affordable housing, including the entire 90-unit extra care scheme and 24 of the homes.
It is one of two major housing development planned for the town, with another 250 homes and a new primary school proposed for south of Burgh Road.
The two schemes would dramatically increase the population of Aylsham, adding more than 1,000 people to the town if an average of two people lived in every house.
The town has already seen significant housing development.
By 2019, the town’s population had increased to nearly 8,700, following new home schemes off Henry Page Road, the old hospital site, Bure Meadows and Willow Park.
The application will be decided by BDC in due course.
