Eight-storey block of flats could be built next to Poole Hospital

Plans to build an eight-storey block of dozens of flats next to Poole Hospital have been submitted.

Stonehaven Holdings Ltd has applied to BCP Council for permission to redevelop the site between 17 and 23 Parkstone Road to build two retail units below 64 flats.

It said the scheme would help the council hit its housing target and that its proximity to the hospital justified the “elegant” taller building which, it added, would become a “landmark” in the town.

The developer has applied for outline permission to clear the site for the new building which will also have a fourth-floor gym and terrace for its residents.

The plans outline provision for 31 parking spaces – fewer than exist on the site currently – to cater for the 39 one- and 25 two-bed flats.

Two ground floor retail units would be provided to replace the café and salon buildings the development would replace.

Permission already exists for the café to be converted into a flat but the change has yet to be made.

“The proposal presents a sustainable form of development, contributing to the economic, social and environmental wellbeing of Poole,” a statement submitted with its applications says.

“The proposed mixed-use scheme would make more efficient use of brownfield, urban land in a highly sustainable location.”

It adds that the scheme “would provide modern, fit-for-purpose accommodation, meeting an identified need for one- and two-bed properties”.

“The scheme has been devised not only to ensure that its scale and design parameters are appropriate to the local context, but also to ensure that it would enjoy a positive relationship with neighbouring buildings,” it says.

The application has been submitted as an outline proposal although the only details that would need subsequent approval, should permission be granted, are landscaping.

The proposals will be considered by council planning officers in the coming weeks.
