Plans for 2,500 new homes in Trowbridge move a step closer
The project will include 600 affordable homes
Plans for 2,500 homes near Trowbridge have been signed off by lawyers, paving the way for the next stage of the planning process.
Wiltshire Council’s strategic planning committee granted permission for the Ashton Park development in July, with lawyers for the council and the developers left to dot i’s and cross t’s.
The agreements include specific conditions required to ensure the scheme is delivered responsibly and sustainably.
The developers – Persimmon and Barratt Redrow – must now come back to the council with detailed plans for the development that were not included in the outline application, such as the specific building designs, layout, scale, appearance, and landscaping.
Once these are approved, work is expected to begin in early 2026.
The development will be built in four phases, with phase one – the part closest to Trowbridge – consisting of 350 homes, 375 in phase two, 725 in phase 3, and 750 in phase 4.
The scheme will include 600 on-site affordable homes and a £5.3 million contribution for affordable housing elsewhere in the county.
Nearly 14 hectares of employment land will be included in the scheme, along with two local centres offering a mix of retail, community, and food and drink uses; two primary schools; and land for a secondary school – although the school might never be built, as both of Trowbridge’s existing secondary schools – John of Gaunt and Clarendon – are undersubscribed
There will also be public open spaces including sports pitches, play areas, a country park, natural green spaces and allotments, and an ecological visitor facility.
Roadbuilding also forms part of the plan, including the Yarnbrook and West Ashton Relief Road – which will see the A350 diverted away from West Ashton and closer to the new homes – along with new access junctions and pedestrian and cycle routes.
Cllr Adrian Foster, Wiltshire Council cabinet member for strategic planning, development management, and housing, said: “Securing planning permission for Ashton Park represents a major milestone for Trowbridge and the wider Wiltshire area.
“The development will bring forward vital new homes, employment opportunities, community facilities, and infrastructure, while ensuring that environmental considerations are fully addressed.
“We can now look forward to receiving the detailed plans and to construction beginning on site.”
