The Borough Council has opened a public consultation on the emerging King’s Lynn Masterplan, inviting residents and stakeholders to share their views on the proposals that will guide the town’s regeneration over the next 20 years.

The masterplan, developed in collaboration with the King’s Lynn Neighbourhood Board and multidisciplinary design consultancy BDP, covers key areas of development, including urban design, transport, property viability, and architecture. It integrates insights from previous local plans and consultations to produce a cohesive vision to steer investment and growth in King’s Lynn.

Focus areas for King’s Lynn’s regeneration

The plan identifies several key locations for regeneration, including the former Debenhams store, St James Swimming Pool site, Common Staithe Quay, Church Street Car Park, Port and Timber Yard area, and West Lynn, which incorporates the former Del Monte and dredging sites.

Additionally, the Masterplan emphasizes the transformation of the Riverfront area, positioning it as a priority within the Pride in Place programme. This includes proposed enhancements to public spaces such as South Quay and Devil’s Alley, alongside potential development at Boal Quay. The aim is to establish a connected and green quarter of the town.

How to get involved

The first public consultation period runs from December 2025 to January 2026, with details on how to participate to be shared closer to the time. Residents, businesses, and community groups are encouraged to have their say to ensure the vision reflects a broad range of perspectives.

Following this feedback phase, the Masterplan will be refined further, with a second round of public consultation planned for February to March 2026. The finalized plan is expected to be presented to the council in Spring 2026.
