Developers want to build six new homes behind Regent Arcade in Cheltenham.

MP Homes Ltd has submitted plans to Cheltenham Borough Council to develop the land at 9, Rodney Road.

Their proposals include building a new residential development which would abut the length of the northwest boundary with Regent Arcade shopping centre.

Consultants working on the scheme say the proposed building location and massing have been configured to obscure the shopping centre and multi-storey car park, which currently has an overbearing and detrimental impact on the setting of Rodney Lodge, the Grade II listed building next door.

The scheme consists of six single aspect two to three bedroom terraced houses which would benefit from private amenity space at the third-floor level. The development has been designed to current nationally described space standards, the consultants say.

The site currently accommodates two, single storey detached service buildings and hard-standing that is used for staff car parking. Next to it is Rodney Lodge, a two-storey plus attic Regency villa with two single-storey detached service buildings to the rear.

The existing buildings are currently occupied by the Inlingua language school. Residents have until December 27 to comment on the proposals on Cheltenham Borough Council’s online planning portal. The planning application is 22/02143/FUL.

Borough planners have a deadline of January 31, 2023 to determine the scheme.
