Plans for new homes near Broadmayne village school rejected

Developers wanted to build 6 properties

Consent for six homes close to the village school at Broadmayne has been refused permission by Dorset Council.

The homes were proposed in December for a site within 200 yards of the school.

The ‘in principle’ planning application asked for agreement to develop the site at 19 Knighton Lane, which has been used for residential caravans.

Application papers argued that the site is ideal for six permanent 2-bed homes, arranged in terraces of three.

The site once had a small cottage which was destroyed by fire in 2001 and was then replaced by a mobile home, although the plot has had caravans since 1952.

A previous application to develop the land for residential purposes was refused in November 2005 on the grounds that it is outside the village defined development boundary.

In the new application the agent argued that the situation has changed because the site now has a recently granted lawful development certificate and the wider area still lacks a five-year land supply for housing.

A neighbour in Old Brickfields objected to the application claiming that one of the blocks of new homes would be up against their back garden, blocking out light and views and overlooking the property.

The neighbour also claimed the homes would be an overdevelopment of the site and could add to traffic problems for the village.

Broadmayne parish council also objected claiming that the two storey houses on the site would be out of keeping with the immediate area and would overlook homes on the former quarry site, Old Brickfields. Parish councillors also claimed there was no space on the lane for any additional parking.

Said the parish statement to Dorset Council: “The Parish Council is of the view that six new properties on this site would be over-development of this narrow strip of land. However, it considers that development of the site could be made more acceptable if the proposed dwellings were reduced in number, sited at the western side (field-side) of the strip, and if they were built as bungalows rather than houses.”
