Plans approved for building work to convert Barrow property

Plans have been approved to transform a former family home into a six-bedroom HMO with a self-contained apartment.

Council officers met on 20 August to approve the proposal, submitted by Oxfordshire-based Tamacoco Developments Ltd.

The property, located at 93 Mount Pleasant in Barrow, already received approval to convert the property to a seven-bedroom, seven person HMO earlier this year.

Across the ground, first and second floor, six single occupancy en-suite bedroom are planned. A kitchen, living and dining area is also planned for the ground floor.

The basement is set to become a “one-bed self-contained apartment”. A “small entrance porch to the basement” which would act as an independent entrance to the apartment is also planned.

According to the application, the proposal will off-set the loss of the four-bedroom family home by providing a self-contained apartment “as well as high quality shared living accommodatio”.

“This will assist with the shortfall of affordable units in the area,” the application reads.

The planning statement reads that the development “will not lead to a significant increase in on-street parking”.

Bays are already available on the street and to the side of the property.

“A bike and bin store are proposed to the rear of the property which will service the HMO accommodation and the self-contained apartment,” it reads.

Mount Pleasant is a built-up area with a garage, school and pub close-by. As such, according to the application, any noise caused by the conversion to a HMO “will not be significantly different to the existing level”.

The property will be maintained by Barrow-based Coastal Lettings Ltd, which has been letting properties in Barrow since 2021.

The planning statement said: “There will be regular inspections of the property to ensure compliance with HMO licence regulations and that the property is clean and well-maintained.”

All tenants will be required to sign a code of conduct as part of the tenancy agreement.

Works associated with the six-bedroom HMO have already begun but there has been no work in relation to the apartment.
