A developer has launched a website to get views on plans to build more than 300 homes on farmland on the edge of Liskeard.

Westcountry Land has launched a consultation exercise ahead of submitting an outline planning application for the site at Tencreek Farm.

Outline planning permission was previously granted for a development on the site in 2016, but that permission has now lapsed so a new permission is required.

The developer says it wants to build up to 275 new homes with a range of one to four-bedroom properties along with up to 40 retirement flats.

On its website the developer says that 25% of the homes would be affordable and available to rent or to buy through a shared ownership scheme.

There are also plans for a community building on the site although it states that the exact use would be determined at a later planning stage.

Westcountry Land also says there will be 6.7 hectares of new open space including a community parkland.

On its website it states in a section titled Our Vision: “This new place to live in Liskeard will be strongly connected to nature and the countryside, with good links to the existing town and community. The design has been led by a landscape approach that allows the residential development to sit within a generous area of community green open spaces and natural features.”

It says that the housing design will be contemporary “inspired by the best examples of Cornwall’s historic architecture as well as being sympathetic to the countryside edge setting”.

The website also states: “The proposed development has excellent potential to be a sustainable place to live, with good access to local facilities, services, public transport and employment areas within Liskeard.”

It adds: “Developing this well located site will reduce the need for other sites in the area to come forward for housing development. Therefore, the housing provision on this site will better support facilities in the town and protect land from development in less sustainable locations elsewhere and has the potential to increase local custom and in turn help Liskeard flourish and thrive.”

The website indicates that the outline planning application could be submitted to Cornwall Council in the spring or summer.

People are invited to comment on the proposals and a questionnaire is provided on the website which can be found at landattencreek.co.uk
